Neil Sterland 1981 Estates
Since 2008 it has been a legal requirement to have an EPC when a dwelling is built, sold or rented. Your EPC is valid for 10 years and will contain information about the property’s energy use and typical costs, as well as recommendations on how to reduce energy use and save money.
Your EPC must be ordered before your property is marketed and must be obtained within 7 days of it being ordered. If you are unable to obtain the EPC within the first 7 days an additional 21 days are granted, giving a total of 28 days from when it is commissioned.
Depending on the size and complexity of a dwelling an EPC assessment usually takes 1 hour. During this time a floor plan is drawn which highlights habitable rooms as well as an extensions, sun room or conservatories. We will also look at how the house is heated, insulated, lighting and construction e.g. solid brick, timber frame or cavity. Once all this information is obtained, the software will calculate the EPC rating and provide your EPC immediately.
