If you are a cash buyer when submitting an offer, you will need to be able to provide proof of funds, so it is important you have access to statements to be able to send these.

If you are considering a mortgage you will need to know how much you can afford to borrow, you do not want to go out viewing properties to be hit with the disappointment of not be being able to afford it, or perhaps you could borrow more than you thought therefore opening up your options.

You will need a MAIP (Mortgage agreement in Principle) prior to offering on a property, this is a document a lender will send you to show how much they are willing to lend you based on your circumstances.

Scrolling through Rightmove can be so tempting but if you need to sell your own property then we would advise you to get it on the market before booking viewing!! Woo hoo!! You have found the one! Now it is time to submit your offer.

You will need to send through photographic ID for all parties looking to purchase, your MAIP, cash proof of funds and proof of deposit, so it is important you have access to this information.

You will need to consider the offer you would like to submit and factor in that the highest offer is not always the best offer. The property could be a probate, or the vendors may need to buy on, so you will need to also take into account your flexibility and timescales. You will need to instruct a solicitor to complete the conveyancing process we like to work with like-minded people and therefore we recommend local solicitors, we would advise contacting at least three solicitors to get quotes.

Do you need a survey? If you are obtaining a mortgage, then the bank will require a mortgage valuation to confirm the value of the property.

It is always worth considering a more advanced survey we can recommend surveyors to provide you with options available.

We would always advise using a local solicitor that has good knowledge of our area. Your chosen solicitor will act on your behalf and liaise with the vendors solicitor to work on the legal process of transferring the property.

This can be quite a difficult and stressful process which is why we will be with you every step of the way and can answer any difficult questions or even interpret some of the legal jargon!

Yippee!! You are all packed and ready to move, this is it! You would have already exchanged contracts, booked your removals for today and the monies are transferred by the solicitors. You will receive a call to say you have completed and we will receive a call from the vendors solicitor to say we can release the keys to you!
